Bracknell’s breakthrough retail regeneration revealed

September 18, 2017

Last week, the team at Lunson Mitchenall joined the Bracknell Regeneration Limited Partnership (a joint venture between Legal & General and Schroders) and a host of industry VIPs to mark the launch of The Lexicon, Bracknell. After nearly 3 years of construction, the scheme is already having a transformational impact on the new town and is enjoying unprecedented levels of customer interest.

Playing an integral role in the new development, Lunson Mitchenall has acted on behalf of the partnership for over 20 years and has been a key part in its transformation. The Lexicon, which is now 93 per cent let, boasts the first Fenwick to open in 14 years and is joined by the likes of Marks & Spencer, Primark, Topshop, Pandora, Joules, Timberland and more.

The 580,000 sq ft destination scheme has transformed the centre of the town and has capitalised on the untapped consumer demand in the region for a standout mixed-use development. This has both restored civic pride to the heart of Bracknell and bolstered the retail and leisure offer in the area.

Speaking on behalf of Lunson Mitchenall and endorsing the investment made by the partnership, Peter Courtney commented: “It has been a privilege and a pleasure to have been involved in such a unique project in the UK. What has been of utmost importance is creating somewhere where people want to spend time and so carefully curating the atmosphere together with our determination to achieve the right mix of tenants has been imperative. Since opening, the initial trading success has created remarkable levels of demand from retailers and leisure operators which goes to show there are still occupiers looking to expand if the space and environment is right. The atmosphere in the town centre has completely shifted and it has reinforced the impact a quality retail offer can have on regenerating an area.”

Hugo Fenwick, Group Trading Director of Fenwick said: “Lunson Mitchenall has been an intrinsic part in delivering this transformative development. The team has recognised the importance of creating the right buzz around The Lexicon throughout the day and evening. They have also astutely built an aspirational tenant mix across retail and leisure aligned to its affluent catchment. Their tenacity has translated into the scheme becoming a destination in its own right. The shared vision to comprehensively uplift the whole town centre with Fenwick at its heart has been delivered. We recognise that The Lexicon Bracknell is an important opportunity to realise our potential with the millennial generation and deliver an experiential store that provides a blueprint for the brand over the next decade.”
